The Hubitat unit was the best fit for what we discussed. It paired with the existing Zigbee motion sensors, the Z-Wave door lock, and the Lutron bridge without needing any cloud-only workarounds. Automations are also running locally, so the hallway lights and entry lock rules still work even if the internet drops. A few notes: - The kitchen motion sensor needed to be excluded and re-added before it reported reliably. - The thermostat integration worked, but I left it in read-only mode for now. - I created separate routines for "Away", "Night", and "Guest" so they are easier to adjust later. - The hub is on a reserved IP address: 192.168.1.42.
